Two things drive this work on the Sunshine Coast. The first is the off-season: a holiday house at Peregian, Coolum, Noosaville or Kawana sits closed for months, nothing dries, and the driveway and pool surround come out of it green. The second is sand and salt together, which hold damp against the surface and give mould a permanent foothold anywhere that does not get direct sun. Most properties up here are pavers or exposed aggregate rather than plain poured concrete, so the joints need re-sanding afterwards and the pressure has to come down for the aggregate.

Can exposed aggregate be pressure cleaned safely?

Yes, at the right pressure. Full pressure on exposed aggregate dislodges the stones and leaves pockmarks that never come back, and it is one of the most common bits of damage we get called to look at after somebody else has been. It wants a surface cleaner at a reduced pressure, which is slower and gives a much better result. Tell us it is aggregate when you book so it is priced for the time it actually takes.

Our holiday house is empty. Do we need to be there?

No. Most of the coastal work we do is at properties where the owner lives somewhere else. We need access to an outdoor tap and enough room for the machine, and we send photos of the finished job. Plenty of our Sunshine Coast bookings are made by managing agents on the owner's behalf.

Why does the mould come straight back after a pressure clean?

Because pressure alone only knocks the top off it. Most of what looks like dirt on Queensland concrete is biological — mould, algae and lichen living on moisture in the shade — and the root system stays in the surface after the visible growth is blasted away. We put a treatment down that kills it first and then wash, which is why our work stays clean noticeably longer than a wash on its own.

Will pressure cleaning damage my pavers, sandstone or render?

It will if the pressure is wrong, and this is where most damage happens. Full pressure strips render, destroys sandstone, forces water behind cladding and blows the sand straight out of paver joints. We match the pressure and the method to the surface, and re-sand paver joints afterwards where the wash has opened them up.
