Family homes
Traffic lanes worn straight through the middle of the house, an entry that takes every school bag and pair of boots, and wet areas that four people use every day. The floors are rarely dirty all over — they are dirty in the three places everybody walks.
Booked around school hours or on a weekend, with the whole house done in one visit rather than a room at a time.
Apartments & units
Almost all tile and grout, plus a balcony that goes green on the shaded side every wet season. Carpet is usually confined to bedrooms, which makes a whole-unit job smaller and faster than people expect.
Lift, loading dock and hose access arranged with building management before the day, not on it.
Queenslanders & older homes
Original hardwood that has already been sanded thin, wet areas renovated over old floors, casement windows and louvres, and a lot of external stairs and paths. Each of those wants a different approach, and the timber is the one where a wrong call cannot be undone.
Assessed before anything goes down, because a thin, over-sanded floor is not a candidate for every method.
Rentals & end of lease
Carpets, hard floors and glass done against an exit inspection, where what the property manager actually wants is evidence as much as a clean floor. Pet stains and traffic lanes are the two items that most often hold up a bond.
Booked to the inspection date, with before-and-after photos and a written record on completion.
Selling or listing
The driveway, the entry path and the floors are in the first three photographs of nearly every listing. A black driveway reads as a neglected house before anyone has looked at the kitchen, and it is among the cheapest things to fix before a shoot.
Scheduled to the photography date rather than the open home, which is usually a week earlier than people plan for.
Holiday homes & short stays
Properties that sit closed for months and then get used hard for a fortnight. Closed-up coastal houses grow mould in the shower recess and on the driveway, and sand works into carpet backing and grout lines in a way an occupied house never sees.
Done between bookings, often with nobody on site — access through the managing agent and photos of the finished work.
New builds & renovations
Builder's film and efflorescence on new concrete, construction dust in window tracks and flyscreens, grout haze on new tile, and pale grout that was never going to stay clean unsealed.
Best done once the trades have finished, and worth sealing the grout at the same visit while the floor is genuinely clean.
Body corporate & townhouses
Common driveways, paths, stairwells and bin areas that every owner sees and no single owner is responsible for. On the coast they carry a salt film that ordinary cleaning smears rather than lifts.
Quoted per complex with a photo record for the committee, and invoiced on account for repeat visits.

No, and it is worth being clear about it. We are floor cleaning and surface care specialists — carpet, tile and grout, timber, vinyl, concrete, driveways, patios, windows and graffiti. We do not do general domestic cleaning: no kitchens, no bathroom fittings, no dusting, no ovens. If you need the whole house cleaned, you want a domestic cleaner; if you need the floors, glass and outdoor surfaces done properly, that is us.
How often should floors in a home be professionally cleaned?
Every six to twelve months suits most Queensland homes, and the variables are foot traffic, pets, children and flooring type rather than the calendar. Carpet with pets and kids on it wants the shorter end. Sealed grout and a good entry mat push the longer end further out. If you are seeing traffic lanes rather than stains, that is soil at the base of the pile and it is time.
We have children and pets. What should we tell you?
Tell us at the quote. There is almost always more than one way to do a job, so if there are children, pets, or anyone with asthma or allergies in the property, we pick the products and the method around that. We ventilate as we work and we tell you how long to stay off the floor before the room goes back into use.
Do we need to be home?
Not necessarily. Plenty of the work we do — particularly holiday properties and rentals — happens with nobody on site, arranged through an agent or a key safe, and we send photos of the finished job. For a first visit to your own home we would rather you were there at the start and the end, because the walk-through before we pack up is when anything that is not right gets fixed.
How much does it cost?
We quote on the actual surface rather than over the phone, because two rooms of the same size can be very different jobs. The on-site quote is free and the price is fixed before we start — no hourly rate that grows and no extras added afterwards. Can you do the inside and the outside in one visit?
Yes, and it is cheaper than booking twice because the travel and the set-up happen once. A common combination is carpet and tile inside with the driveway and patio pressure cleaned outside. The order matters — outdoors and hard floors first, carpet last, so nothing gets walked back across a damp carpet.
