What tile cleaning & grout removal actually involves
Grout is porous, so it holds everything the tile sheds — grease in a kitchen, soap and body oil in a shower, tracked-in grit at an entryway. Once it is in there, a scrubbing brush and supermarket cleaner will not reach it. We use a high-pressure hot-water tool that works the grout line and vacuums the dirty water straight off the floor in the same pass.
Where grout has failed rather than just discoloured — crumbling, cracked or missing — cleaning is not the fix. We will tell you that, and where it makes sense we remove the failed grout and re-grout the affected lines so the wet area is actually sealed again.
Sealing after cleaning is worth it in a shower or a busy entry: it buys you a couple of years before the grout starts holding dirt again. We will price it as an option rather than folding it in without asking.

Usually, if it is dirty. Grout is porous, so it holds grease, soap and grit rather than being coated by it, and a hot-water high-pressure tool reaches into the line and extracts what a brush only pushes around. What will not come back is grout that has been stained through by something dyed, or grout that has broken down and is crumbling — that needs replacing, and we will tell you which one you have before you pay for a clean.
Should I seal grout after it has been cleaned?
In a shower or a busy entryway, yes — a penetrating sealer buys you a couple of years before the grout starts holding dirt again. In a low-traffic room it is often not worth it. We price it as a separate option rather than folding it into the quote, so you can decide once you have seen the floor clean.
Do you remove mould from shower grout and silicone?
We treat mould in the grout as part of the clean. Silicone is different: once mould is growing inside the bead rather than on it, cleaning will not reach it and the silicone needs cutting out and replacing. We check the condition of the silicone while we are there and tell you which it is.
How long does tile and grout cleaning take?
A domestic bathroom is usually an hour or two; a full ground floor of tile is most of a day. The floor is walkable almost straight away because the tool extracts the water as it goes — it is grout sealing, if you have opted for it, that needs the floor left alone, and we tell you for how long before we leave.
