South of the river through Rocklea, Salisbury and Archerfield there are warehouse and workshop slabs carrying years of oil, forklift rubber and a grey film that mopping only spreads further. In the inner suburbs it is polished and sealed concrete in newer builds, basement car parks under apartment towers, and the undercroft slabs beneath Queenslanders that were never sealed and have been shedding dust ever since. The machine is the same; the pad, the chemical and the amount of care needed around drains and lift wells are not.

Yes — we work it in sections. One bay is coned off, scrubbed, extracted and handed back before the next one starts, so the building never loses the whole car park at once. Most strata and commercial car parks in the inner city are done overnight or across a weekend, which is when the fewest bays are occupied.
Our new build has grey marks all over the concrete. Is that stain or dirt?
Almost always it is the film left behind after construction — cement laitance, plus efflorescence coming up through the slab as it dries out. It is extremely common in new Brisbane apartments and townhouses, and it is exactly what acid washing is for. We test a hidden section first, because the answer changes if the concrete was sealed before handover.
Will acid washing damage my concrete?
Not at the right dilution, and that is the whole job. Acid strong enough to lift efflorescence or rust bleed is also strong enough to etch a slab permanently if it is left too long or mixed too hot, so we test an out-of-the-way section first and tell you what will and will not come up before anything goes down across the floor. If the concrete is stained through rather than dirty on top, we say so at the quote rather than charging you to find out.
What is the difference between floor scrubbing and acid washing?
Scrubbing is mechanical: a weighted rotary machine and a pad work dirt out of the surface and we extract the slurry. Acid washing is chemical, and it is for the things scrubbing cannot shift — mineral deposits, efflorescence, rust bleed and the grey film left on new concrete. Most jobs are a scrub. Acid comes out when the floor needs it, not by default.
