Will this satisfy my property manager for the bond?

It is what property managers ask for: professional hot-water extraction plus documentation. You get before-and-after photos and a written record you can forward straight on. To be clear about scope, we clean the carpets and hard floors — we are not a full bond-clean company doing ovens, windows and cupboards to a checklist, so if your agent wants the whole property done you will need that booked as well.

The previous tenant had a dog and the smell is still there. Can you fix it?

Often, and the honest answer depends on depth. Urine goes through the fibre into the backing and then the underlay, and treating only the surface just moves the smell around the room. We treat at the level it has actually reached. Where it has gone through into the underlay and the subfloor, no clean will get it out and the underlay needs replacing — we will tell you that on the day rather than take your money and leave you with the smell.

Is your carpet cleaning accepted for a bond clean in Queensland?

Property managers generally want two things: the carpets professionally cleaned, and evidence of it. We do both — hot-water extraction, which is the method carpet manufacturers specify, and a written record with before-and-after photos you can hand straight to the agent. How long does carpet take to dry?

About four to eight hours in most Queensland homes. That range is a function of extraction, not of time — we pull enough water back out that the carpet is damp rather than wet. If a carpet is still soaking the next morning, it was under-extracted, not badly dried. Humidity and airflow move the number, so on a wet week we will tell you to leave the fans on.
