Gold Coast floors take their beating from foot traffic rather than from industry, and it never really stops. Retail tenancies along the highway and through the centres are open seven days; hospitality venues at Broadbeach, Surfers and Burleigh trade late and start early; and strata lobbies and common corridors in the towers carry every resident and every guest. That leaves a narrow window, so almost all of this work is overnight or in the small hours, and on a coastal site there is one extra step — salt residue has to come off the bare floor before sealer goes near it, or the coating will not key properly.

How the job runs

What happens on the day in Gold Coast

  1. Assessment

    We identify the floor, the coating on it, and what condition it is really in.

  2. Area prepared

    Fittings moved, skirtings and drains masked, the area closed off.

  3. Strip

    Stripper goes down, gets its dwell time, then the old coating comes off.

  4. Deep clean

    The bare floor is scrubbed, the slurry extracted, the surface neutralised.

  5. Dry and check

    We moisture-check it. Sealer over a damp floor is what goes milky.

  6. Seal

    Three to five coats, each one cured before the next goes on.

  7. Final inspection

    We walk it with you and say when it can take foot traffic again.

Does the salt air affect a sealed floor?

It affects the preparation more than the finished coating. Salt residue tracked in off the street sits on the bare floor after stripping, and sealer over it does not key properly — it fails early and unevenly. On any Gold Coast site within reach of the water we neutralise and rinse specifically for that before the first coat, which is a step an inland job does not need.

Can you do a body corporate lobby without shutting the entrance?

Yes, in halves. We take one side of the lobby, leave a clear walkway with matting through the other, then swap. It doubles the number of nights but the building always has a working entrance, which is generally what the committee is actually asking for. We quote per building and give you photos for the minutes.

How long does a strip and seal take, and when can we walk on it?

The strip and the deep clean are the fast part. What sets the timeline is curing: the floor has to be neutralised and properly dry before any sealer goes on, and each of the three to five coats has to cure before the next. A typical office suite is an overnight job; a large site is staged across a weekend or a shutdown. Light foot traffic is usually possible several hours after the last coat, and we give you the exact hour before we leave rather than a guess.

Which floors can be stripped and sealed?

The ones built to carry a coating: vinyl sheet and VCT, lino, sealed concrete and some sealed tile. Unsealed timber wants sanding, not stripping. And a floor that is gouged, cupped or delaminating will still be gouged, cupped and delaminating under new sealer — a fresh coat makes a tired floor look new, but it does not repair one. We identify which you have at the assessment.
